In the first half of 2026, Russian interest in Thai real estate has surged. Sunway Estates reported a 46.4% increase in property purchases by Russians compared to the previous year, amounting to 820 transactions. The total investment volume rose by 84.5% to $60.7 million (2.05 billion baht).

This increased demand is linked to geopolitical factors, such as the reduced appeal of other destinations like the UAE and Indonesia. The conflict between Iran and Israel has impacted demand in the UAE, while construction permit issues in Indonesia have discouraged Russian buyers.

Phuket: A Prime Location

Phuket is highly favored by Russian real estate buyers, with 63.2% of property inquiries in Thailand focused on this island. Its popularity stems from its status as a premier tourist destination and investment potential. In contrast, Pattaya in Chonburi, which accounted for 21.1% of inquiries, offers more budget-friendly options.

Bangkok and Surat Thani each attracted 7.9% of inquiries, appealing to those interested in urban living or long-term rentals. Samui remains in demand but offers a more limited market with fewer available properties.

Attractive Investment Climate

Thailand's stable real estate prices make it appealing to foreign investors. Over recent years, property prices have seen modest annual increases of around 3%. In Phuket, prestigious properties have experienced slightly higher growth, with a 5.1% increase in the southern region.

As buyers become more budget-conscious, median purchase prices have decreased by about 19% year-on-year, from €154,000 to €125,000. This change reflects a growing sensitivity to economic conditions among Russian buyers.

Infrastructure Developments as a Catalyst

The Thai government has launched a significant infrastructure boom, enhancing the country's appeal to foreign investors. With investments of around 360 billion baht, projects include expressway extensions and new dual-track railway lines. These developments are expected to improve connectivity and strengthen the real estate market.

Infrastructure improvements are particularly beneficial for areas like Phuket, which will gain from better accessibility and increased tourism, thus boosting property values.

Legal and Practical Considerations

Foreign buyers in Thailand have property ownership options, primarily through freehold or leasehold arrangements. While freehold ownership is generally limited to condominiums, leasehold agreements can extend up to 30 years with renewal possibilities.

Non-residents should be aware of the buying process, which typically involves escrow accounts to ensure secure transactions. Buyers need to confirm engagement with experienced real estate agents and legal experts to work through the complexities of Thai property laws.

For Russian buyers, understanding the nuances of the Thai property market is crucial.
