Architecture andthe design of the entire project was developed by a Spanish company with extensive experience in implementing large projects throughout
Europe and adapted to Thai laws by our architects and engineers.

The interior is designed in Mediterranean, modern or Japanese style.

Depending on your preferences, you can choosewhich style will be most comfortable for you.

Our team has more than 15 years of experience in the construction of private and commercial projects in Southern Thailand, 90% of which were implemented on the island of Phuket.

Walls and foundation

Unlike the standard approach to foundation construction, Mutti villas have enhanced weight distribution:Piles are driven under each load-bearing column to a depth of 6 meters. The thickness of all internal and external walls reaches 60 cm, they are made of double brick with reinforcement and an air gap. Additional thermal and sound insulation is available as an option.

Double glazing

To improve heat and sound insulation inOur project uses coated and argon double glazing to provide excellent thermal insulation and help reduce air conditioning costs.

Water supply

To ensure uninterrupted water supply, Mutti villas are equipped with a double water supply system. The first source is twowells 160 meters deep.

The second source is the city water supply, used in case of drought and lack of groundwater. The complex provides storage tanks with a capacity of up to 40,000 liters. Each villa has an individual tank of 1,000-3,000 liters and boilers of 80-200 liters. Stable water pressure is provided by Grundfos pumps. INAs an option, a cooling and water purification system is offered, which is important in hot climates.

Energy supply

Each villa has a direct contract with the local energy company (PAE). The direct contract ensures the lowest electricity price on the island. Solar panels available as an option (in Phuket340 sunny days a year).

Smart home system

All villas are equipped with a KNX home automation system. The basic package includes whole-house lighting control, fan control, climate control (humidity and temperature), as well as Daikin's top-tier VTR ventilation systems. Management is carried out withusing telephone, wall panels and voice. The package also includes customizable color options for smart home wall panels.

Kitchen

The price of the villas includes custom-made kitchen furniture. Taking into account climatic conditions, strong and durable modern materials are used. Included in the kitchen setincludes a set of kitchen appliances (manufacturer to choose from): stove with built-in hood, dishwasher, refrigerator, freezer, oven and microwave. The kitchens have an additional pantry with direct access from the parking area.

Bathroom

Tiles are used in the decoration of the bathroommeasuring 2400 by 1200 mm. Showers, faucets and much more are offered in a variety of colors and collections from leading plumbing suppliers.

Pool

All villas have a private swimming pool (size depends on the type of villa) 160 cm deep and a jacuzzi with an automatic filtration system Klereo KOMPACT MASTER PRO. This systemprovides full automation of its functions, including filtering,
pH control, chemical management, lighting and heating.
